A name from the third row
The bidder ranked third here, at $566,000,000, is Sing-Haiyi Garnet Pte. Ltd. — the company that went on to win the first Bayshore parcel and build Vela Bay. It lost this site by 10.9 per cent and won that one by 0.82. Both sites are on this list of projects; neither developer mentions the other.
The particulars
Two companies, one project
URA awarded the land to GLL B Pte. Ltd., which GuocoLand’s SGX announcement of 13 February 2025 describes as its indirect wholly-owned subsidiary. The Housing Developer’s Licence is held by a differently named company: River Modern Pte. Ltd. (Co. Reg. 201607577W), licence number C1539. Ordinary practice, but the name on your sale and purchase agreement is the second one, and neither appears in the marketing eBook.
The draft fact sheet left the tenure blank, and the brochure fills it in
The eBook’s draft preliminary fact sheet gives the tenure as “99yr Leasehold (from TBD)”. The developer’s statutory particulars, printed on the last page of the sales brochure, give it as 99 years commencing on 13 May 2025. So the clock had already been running for 1 years and 5 months by the time this page was written, and the term ends on 12 May 2124. The expiry is what never goes stale, so it is stated; the remaining term is dated because it does.

The deck and the annex name two of these firms slightly differently — “P&T Architects and Engineers” against “P&T Consultants Pte Ltd”, and “Tinderbox Landscape Studio” against “Tinderbox Pte Ltd”. The annex’s wording is used here because it is the developer’s formal one.
Delivery
Completion, and the dates that are not it
The two long-stop dates come from the developer’s statutory particulars and are the dates by which the developer is contractually bound to deliver — not the dates it expects to. The expected TOP of 2H 2030 comes from GuocoLand’s own development annex. Some agent listings give 2029. The developer’s own figure is the one published here.
